Landlord Gas Safety Certificate
A Landlord Gas Safety Certificate is the Certificate issued after a property has a Gas Safety Inspection to indicate that the property is gas safe.
As a Landlord, it is your legal responsibility to ensure the safety of your property and the tenants who live there. The Landlord Gas Safety Certificate is a requirement by law and legally required to
be renewed annually.
A Gas Safety Inspection is only one aspect of the overall safety of your property and its tenants but its a very important one. As a landlord, you are responsible for a valid and current Gas Safety Certificate
and will need to use a Gas Safe Registered heating engineer in order to legally carry out the necessary checks.
Why Do I Need A Landlord Gas Safety Certificate?
As a Landlord you are legally responsible for the safety of your property and the tenants who live there.
A Landlord Gas Safety Certificate MUST be carried out annually in order for the premises to be deemed Gas Safe. Without this, your property CANNOT be legally rented out.
There is no grace period with a Landlord Gas Safety Certificate so if it is not issued then your property is not safe to be rented and your are legally not allowed tenants in the property until the
Landlord Gas Safety Certificate is issued.
What Is Included in the Landlord Gas Safety Certificate?
In short, whatever Gas Appliances you have in your property can be inspected for Gas Safety and will be included in your landlord gas safety certificate inspection. This includes the Gas Meter, Gas Piping, Gas Boiler and Flue, Gas Fire, Gas Oven, Gas Cooker, Gas Hobs, Gas Burners and Gas Heaters.
All Gas can be checked for safety when issuing a Landlord Gas Safety Certificate.
When Do I Need To Get a Landlord Gas Safety Certificate?
If you are registered as a landlord and have at least one property with at least one tenant then you are legally responsible and should have a CP12 – Landlord Gas Safety Certificate to show that the property is Gas Safe.
You then have to get your Landlord Gas Safety Certificate renewed annually to ensure that the property remains Gas Safe each year to remain legally entitled to rent your property to any tenants.
If you have multiple properties then you need to have a Landlord Gas Safety Certificate for each one and again you will have to renew this each year for each property.
